Bob Peet

Raised in Paso Robles as a cowboy, in the late 60’s I started surfing and left my cowboy hat behind. I moved to Santa Barbara and started digging ditches. With a little hard work and a lot of ambition, I became a contractor and started two companies: Pacific Trenching and Coastal Landscape. I had over 200 employees when I met and married my beautiful wife Heidi. In the late 1980’s, Heidi and I and our then three year old daughter moved to Vandenberg Village. Our family grew with the addition of two more children.

I have always been interested in the real estate market.  I was exposed to property ownership at a very young age, with my parents working and saving to purchase our homes, and later two businesses in Paso Robles. Shortly after moving to Vandenberg Village, I became a Real Estate Broker and Arranger of Credit. I have been doing AITD’s for over 30 years without any competition. I believe that I am one of the only Brokers in the state of California that do AITD’s in this particular way. Why?  The answer is simple: I view what I do as a ministry, not a job.

If a person has no money and no equity they really can’t sell their home through traditional real estate methods.  A typical $200,000 home can cost more than $19,000 to sell and more than $21,000 to buy. (See traditional sales vs. an AITD)  Here is how it works: If you owe $200,000 and your home is only worth $200,000, I sell the home for $200,001 ($1more than the loan). This makes the new loan or AITD $200,001. The only cost involved is $10,000, instead of about $40,000, which is paid by the buyer. The seller pays nothing. This $10,000 pays all the buyers and sellers closing costs. All middle men are cut out. What is left over out of the $10,000, if any, is my commission.  Here is the bottom line… If the seller had to sell, traditionally he most likely would have had a foreclosure or would have had to file bankruptcy.

I still do traditional real estate. In fact, that’s actually how I make my living. I own Quick Sale Real Estate and North County Property Management. I also do Traditional AITD’s where the seller actually makes a lot of money and the buyer still gets into the property for only $10,000.

There are people I truly love: Jesus Christ who is my Lord and Savior, my wife Heidi and my kids and family.  There are also things I love in a different way: Surfing being number one.  AITD’s run a close second. Nothing brings joy to me more than to watch the reaction of the buyer and seller when an AITD closes. What they thought was impossible becomes reality. I have done 1,000’s of AITD’s and the reactions are always the same. You don’t have to be a Christian to see God’s blessings. I will be doing AITD’s until the day I die, long after I can’t surf anymore, and I know God will keep on blessing.
